Permits, power and what the roofs are actually like

Seminole permits are county-run for most addresses, with Sanford, Oviedo and Winter Springs handling their own. The housing is dominated by two building waves, mid-1990s and early 2000s, so an enormous number of roofs across the county are hitting replacement age within a few years of each other. Where those houses got solar during the boom, the array is a decade younger than the roof under it. That mismatch is the single most common reason we are on a Seminole roof: perfectly good panels sitting on shingles that have run out.

Seminole calls skew toward roofs that hit twenty years at the same moment the inverter did. If both are due, doing them together saves paying for the array to come down twice.

Central Florida is where the state's solar boom hit suburban tract housing hardest. Whole subdivisions went up between 2015 and 2022 with panels included in the mortgage, sold by dealer networks that no longer exist. The roofs are young, the arrays are young, and the failures we find are almost never the panels: they are inverters, optimizers and attachments that were never torqued properly by a crew that was paid by the install.
